About us

Steven Carnes BSc (Hons) MRICS
Steven is a specialist residential development surveyor, a chartered surveyor with over 30+ years experience. He started his career at in the late 80’s as a city centre office agent and then moved to Knight Frank in the mid 90’s to assist in setting up the first residential development department outside of London. Steven later moved to Savills, where he was head of the Residential Development Department.
In 2007 he left to pursue a career as a developer and still co owns a successful development company that specialises in large scale city centre developments.

Lucas James
Lucas left school and began an apprenticeship with a major airline, training to become a pilot, however, due to an unforeseen nut allergy that emerged it ended his flying career.
With a longstanding passion for property, Lucas joined Steven in 2021, and in 2025 he obtained a First Class Honours Degree in Land & Valuation at Salford University, he is now working towards becoming a Chartered Surveyor. Lucas specialises in identifying and evaluating development opportunities, from inception to completion, overseeing the various stages of the development.
He also plays a key role in managing the company’s work-in-progress (WIP) portfolio, ensuring projects remain on track by providing day-to-day support.
